REPAIR RESPONSIBILITIES

We are not responsible for repairing damage caused by a tenant, family members, visitors or pets, these are your responsibility to repair and pay for.
Typical repairs and responsibilities are listed below:

Plumbing

* Plugs for sinks, basins and baths
* Connecting/disconnecting your own appliances, eg, cookers, washing machine, etc
* Blocked waste pipes
* Toilet seats, lids and hinges
* Tap washers

* Drains, gutters and pipes
* Heating and hot water systems - provided by the Council
* All plumbing, pipework and sanitary ware installed by us

Electrical

* Television aerials & satellite dishes (except where we have fitted them in shared blocks)
* Testing smoke alarms once a week and replacing batteries in alarms not wired in
* Testing Carbon Monoxide alarms once a week
* Changing light bulbs, fluorescent tubes and starters (even if installed under a recent contract)

* Electrical systems, wiring, sockets, switches and fittings

External

* Paths, steps and driveways, except those we have built
* Dustbins, clothes lines and posts and other drying facilities, except in common areas of shared blocks
* Gardens and cutting of hedges
* Fencing and gates - erected by tenant

* Paths, steps, driveways or other main entrances, built by the Council
* Our fences, gates and latches
* External decorating, every 7 years

Internal

* Shaving off the bottom of doors to clear carpets
* Internal decoration, including filling small cracks

* Plaster work, excluding small cracks

General

* Cracked or broken glass, if it is your fault (we may carry out the work and charge you)
* Lost keys and gaining entry
* Chimney sweeping
* Cleaning

* The main structure of the building including roofs, ceilings, walls, floors, etc
* All fixtures and fittings we provide
* Doors and windows
* Cracked or broken glass, if not your fault
